General - These booking conditions set out the basis upon which the accommodation reservations are accepted for clients by VIP Apartments Sofia
Acceptance of Terms and Conditions
All reservations are made by mail or mobile. When you confirm a reservation with us you accept the Terms and Conditions
Rates:
Rates indicated are per night per apartment, NOT per person. The rate are quoted in EURO. Rates include VAT, tourist tax and maid service.
Price band:
The price rate charged depends on the lenght of your stay. If your stay reduces in lenght resulting in your stay falling into a different price band you will be required to pay the difference in the two rates from the start of your stay.
Monthly rates:
When booking a monthly rate you receive the best rate available for a period of min. 30 consistent nights. If you wish to check out and check in again the middle of your stay this will result in two different reservations and the corresponing rate for each one will apply.
Method of Payment:
The payment is due upon arrival. Please be ready to pay when checking in.
You can settle the payment with credit card, bank transfer or cash.
We accept all credit cards except American Express. There is a surcharge of 2% for payments with credit card.
We accept payments in Eur or BGN.
The payments made by bank transfer must reach our account net of all bank charges. Please ask your bank to detail the proper amount needed for the transfer.
Check in and check out procedure:
- Two days before arrival you will be sent the possible check in procedure to choose from.
- Check in time - after 15.00.
- Check out time - before 11.00.
- Early check in and late check out are subject to availability and possible to confirm the day before.
- Late check out - between 12:00 and 14:00 - 20% of the nightly rate.
- Late check out - between 14:00 and 16:00 - 40% of the nightly rate.
- Late check out - after 16:00 - 100% of the nightly rate.
Use of apartments
It is forbidden to use our apartments for parties or gatherings where occupants of neighboring apartments might be disturbed. If, on arrival, it is felt you are intending to use the apartments for such an event you may be refused entrance. If it is discovered that you are holding such an event after arrival you will be required to leave immediately. In such circumstances we are not obliged to provide or locate alternative accommodation. We will not provide any refund in such cases and other fees might apply.
Pet policy:
Pets are not allowed in the apartments.
Noise and Party policy:
All loud noise and all parties are strictky forbiden.
Smoking policy
Smoking is forbidden in VIP Apartments Sofia.
Cancellation policy for reservations of 1- 14 nights:
In case of cancellation more than 7 days before arrival - no fee applies.
In case of cancellation 4-6 days before arrival - 1 night charge will apply.
In case of cancellation and no show 1 - 3 days before arrival - 2 nights charge will apply.
Cancellation policy for reservations of 14 + nights:
In case of cancellation more than 14 days before arrival - no fee applies.
In case of cancellation 7-13 days before arrival - 30 % of the total reservation charge will apply.
In case of cancellation and no show 1 - 6 days before arrival - 100 % of the total reservation charge will apply.
Alternations by the guest:
If you wish to alter your reservation (change the dates of your stay, early departure, check out in the middle of your stay and check in again) we will use all reasonable efforts to comply with your request, however we cannot guarantee we will be able to do so and we accept no liability for any loss, damage or additional expense that might be incurred in that ciscumstance. VIP Apartments Sofia reserves the rigth to treat delayed arrivals and early departures as cancellation, even if additional nights are added to the end or beginning of the stay or another stay. This case will be subject to the cancellation charge policy. If your stay is also reduced in lenght see the section on Price rate and Monthly rate for information on the price you will be charged.
Children and extra bed policy:
All children are welcome and stay free if using the existing bedding.
Using a baby cot - 10 Eur charge per night applies.
Using an extra bed/sofa bed - 10 Eur charge per night applies.
Deposit:
A deposit might be requested for monthly reservations or for periods like New Years Eve, Christmas, etc.

1. You are renting a self-catering apartment with standard equipment that we have carefully provided for your stay. Any special requests like kitchen equipment, sports equipment, carpets and other may not be honored as these are a subject to your own personal needs or preferences. We will be always happy to provide information on where you can buy what you need.
2. Stag and hen nights, birthday parties, large group gatherings and noise are strictly forbidden in our apartments. Please respect the residential building quiet afternoon hours from 14:00 to 16:00pm and from 22:00 till 08:00 in the morning in order to avoid neighbors and police visits.
3. You should leave the apartment in clean and tidy state. All dishes must be stored back in the cupboards only in a clean state. The same for cutlery, pots, iron, ironing board and all the equipment that you have used. Extra cleaning costs may be charged in case you leave the apartment untidy – 40€ for 1 bedroom apartment and 60€ for a 2 bedroom apartment.
4. Rubbish must be disposed properly in the provided bins outside the apartment buildings. It is forbidden to throw food or other in the sink, toilet and through the windows.
5. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents and we may make an additional charge in case of any damage.
6. It is the responsibility of all guests to keep the apartment and its furniture and fittings the same way as they found it. Please do not move furniture around, change position of beds or mattresses, destroy or take out inventory from the apartments.
7. Smoking is strictly not permitted in our apartments. Damages
such as burns and holes in or on furniture has will have to be covered by the
guests for the replacement value. Of course, you are welcome to use the terrace
or balcony for your cigarette.
8. We love pets, but some people are allergic, so unfortunately they are not allowed in our apartments.
9. In case of lost or damaged keys (door locks also) or the guest being locked out of the property, the guest is required to report this to authorized person from VIP Apartments Sofia. Additional fee: the cost of replacing the damage (09:00am–18:00pm, Mon-Fri) or the cost of replacing the damage + 10€ (18:00pm–22:00am, Mon-Fri, all weekend and public holidays). These charges must be paid immediately to the Agent.
10. We kindly ask you to carefully use electricity, heating and water according to your needs. Please never leave the windows open while heating or air-conditioning are operating! This may cause damage and surcharge.
11. Cleaning service is free of charge every 7 days. Additional cleaning service can be ordered any time during your stay with a 24 hour notice. Additional fee: 15€ for 1 bedroom apartment and 20€ for 2 bedroom apartment per visit. Extra towels or bed linen provided at additional cost: 10 E per person.
12. When leaving the apartment guests are required to: close all windows, check if all water taps are closed, turn off the air conditionings, turn off all electrical appliances in apartment as well as all lights.
13. Please respect our office hours – 09:30–18:00 Mon-Sun.
Calls after 18:00 are acceptable only in case of emergency. You can always
email us as this is the most secure way that everybody in the office will be
aware of your request.
14. We reserve the right to terminate the rental without notice and without refund if any guest's behaviour or conduct is likely to endanger the safety or well being to other guests, neighbours and if our house rules are not respected and followed, as this is unfair to other guests.
